Would being a custodian suit you?

Safechoice Properties want responsible people with integrity to occupy its properties. Our properties suit those who will enjoy large living spaces, unusual buildings or simply don’t mind temporary accommodation.

So if  you are responsible, can be flexible, like adventure and don’t mind shared accommodation then this is for you. The accommodation is cheap and exciting.

Selection criteria

  • Please refer to the Our Custodians page for the basic information plus
  • You must be responsible with integrity and know that you will be looking after the property you stay in
  • Only individuals without any criminal convictions will be considered.
  • An Online Application Form must be completed
  • You must be able to pay the initial fees and deposit. For costs see below

Contract


You will sign a Property Licence Agreement giving permission to live in the property on a non-exclusive basis for a temporary period only. There are no rights to tenancy from the licence. All rights and obligations are specific and clear. The minimal fee you pay gives you a temporary licence to occupy a designated space  within the property.

Once the agreement for the property ends then we will give you four weeks notice to leave and as we manage numerous properties we may be in a position to offer you another temporary space.

Obligations


As our custodians live very cheaply, we expect them to make a contribution to the upkeep of the property. The property must be kept in a presentable state at all times because it often needs to be visited by purchasers or owner representatives.

The custodians are responsible for:

  • Keeping their living spaces and the communal areas clean and tidy at all times;
  • Raise the alarm in the event of any emergency;
  • Notify Safechoice Properties immediately of any irregularities in the building;
  • Keeping the property in a general good condition;
  • Approach any strangers on site ensuring that only authorised persons are allowed access to the property.

Be aware that Custodians will legally be held liable for any damages that they  cause. All incidents or damages, regardless of the extent, concerning the property must be reported to Safechoice Properties immediately.

Register


Online applications are given priority as the demand for custodianship is high and this makes processing more effective and easier.

Please ensure that you give us correct contact details with alternative numbers where possible. All fields marked with an asterisk must be completed and incomplete details explained in the comments section.

The locations and properties we have change frequently so please ensure that you state a preferred area in the application form.

Selected


Should you be selected then one of our staff will contact you for a personal interview. We will meet you in person and explain in detail all the criteria and conditions of being a Custodian. You will need to bring the following documentation to your interview:

  • A fully completed application form Click here. Application Form should cover a full one-year employment history.
  • An employment reference and a character reference.
  • A recent passport photograph.
  • Your passport.
  • A recent bank statement (no older than 3 months).


Once you have met the criteria, then you will be invited for a viewing of the property. We will give you the date, address and directions to the property.

When you are offered a place in a property, the full initial payment will be required.

Costs

Our weekly fee varies from £35 to £80 for a place with Safechoice Properties.

All utility bills are usually included. The payment is to be made in advance on the 25th of each month by standing order.

 

Initial fees


When you are offered a place in a property, the full initial payment will be required as follows: £200 deposit which is returnable within 30 days after you move out. A further £60 placement fee applies which is non refundable.
You may be obliged to purchase a fire extinguisher, fire blanket and a smoke detector.

Insurance


Safechoice Properties Ltd has a policy that all our custodians should hold contents and third party insurance.

Accommodation


The accommodation provided is shared accommodation which means that you share a kitchen and bathroom/shower with other occupants of the property. The number of people living in the property is determined by the size and type of building. Every custodian is given plenty of space and the door to their room will have a new lock installed so that they are the only person on site with access to it. It is important to note that both Safechoice Properties and the owner have keys to all rooms and doors on site and they may inspect any room at any time.

We check all our properties prior to placing Custodians and there is a 24-hour technical service available to manage any problems that may arise. There is hot water and heating in every property and we will additional sanitation facilities may be installed where necessary.

Inspections


Safechoice Properties inspects all properties on a regular basis ensuring that there are no damages to the property as well as to check that all living areas are kept in a clan and tidy condition.

Living as a Custodian


Custodians living in a property managed by Safechoice Properties may organise  their living space as they please. Any changes or decorations to a property must be authorised and pre-approved by Safechoice Properties. These include painting, additional locks, light fittings etc. A land line may be installed at your cost and responsibility.
