How do we protect properties?

Think house sitting for commercial properties. We occupy a property on while it is vacant through the placement of custodians. Our custodians live in the building which mitigates the risks and threats facing vacant properties. Only suitably responsible individuals are considered as custodians after a thorough vetting process.

Do properties need to meet certain minimum criteria to be protected?

Void properties need to be wind and water tight with electricity and cold water. Where facilities are not available we will install portable showers and mini boilers, which can be removed at the end of the contract. As a standard we attend to fire protection equipment and key systems. We will inspect any property without obligation in order to ascertain whether it is appropriate for our services.

What are the costs?

  • Very low weekly management fee from Ł20
  • Utility costs, which are reasonably capped by prior agreement with the owner
  • Your existing insurance and empty building rates
  • Where applicable, costs related to ensuring buildings meet minimum standard for temporary living purposes, e.g. installation of portable showers and locks

Is ‘change of use’ permission required?

No, as the implied use of the building does not change.

What are the minimum, maximum and notice periods?

The time lines quoted are negotiable depending on requirements: The minimum period is normally 13 weeks with no maximum. The owner needs to give us five (5) weeks notice to vacate the property, where after the property is handed back vacant and clean.
